We are unable to commence any work on your behalf unless the instruction to do so is in writing on the official document being PAMD20a (enclosed). The document is divided into 2 sections, the 1st section being from pages 1 – 4.   The form needs to be signed by all registered owners of the property.

 his first section instructs us to perform certain services for you and most of the blanks have already been filled in by us. We ask you please note the following:

  • This 1st section cannot be regarded as separate to or independent of the 2nd section and the whole document from page 1 through to 11 should be read, prior to signing anything.
  • At point 4.2 on page 2, your attention is being drawn to the fact that this appointment is a continuing appointment and can only be cancelled by giving 90 days notice.
  • Immediately below at 4.3  - Listed rent charge, the price you wish your home listed at is to be filled in
  • At 6.3 on page 3 we have defaulted to a $350 maintenance spending limit.
  • The document needs to be signed on page 4 by all registered owners of the home.

The 2nd section of the document contains and outlines your specific instructions to us such as where and how you wish the rent paid, special instructions regarding maintenance etc. Quite a bit of this information only becomes relevant once a tenant has been secured and the tenancy commences; however legislation requires this section to be signed on page 8, again by all registered owners prior to the commencement of the marketing.

 Our fees and charges are specified on page 5 of the document. A summary of the charges are: ( Please also note the once off charge of $25.00 on page 6 being the mandatory title search we must perform prior to listing your home)

 Letting fee – for the finding of tenant and doing all necessary paperwork including entry report –   1 weeks rent plus GST 

 Management fee - comprehensive management including rent collection, quarterly inspections, attending to maintenance etc            8% plus GST                                     

Monthly sundries charge – for disbursement of funds to you, provision of monthly statement postage costs etc  $5.50 per month or $6.60 per month for twice monthly disbursements

Other charges specified are charges that do not automatically occur and will not be charged without your prior knowledge i.e. Charges for tribunal hearings, refurbishment fees etc.
